The same dealer, called strickland's also has a Mazda CUV 2019 manual. So then overall, more manual options in Canada. I would like to stick with manual tranny with my next car, which may be 3 or more years away.

I have a bunch of vacation time booked for Christmas holidays running into January, almost like I have a different Calendar going on. Anyways might as well take some time off work and get my errands done like actually buy some good quality snow tires. No treads though, those are not legal in Canada anymore and are probably overkill. Snow squalls are like a germ or virus, they don't care what host, snow blindness gets anyone equally no matter what car you're driving.
Into the sauce? Tire treads aren’t illegal in Canada and neither are studded tires.. https://tirecraft.com/resources/can-...-tires-canada/

Edit: unless by Canada you meant southern Ontario lol then in that case I bite my tongue

Ps, I see you there lurking around with your online status hidden lol

I meant studded tires, hard to explain how that slipped my mind being such a stud. Anyway studded tires, if theyr'e legal in Scandinavia for scandinavian Ikea studded tires, same climate in Labrador. I will ask my friend in Labrador and NL for the holidays. The winter weather there is way worse than southern Ontario where I live. Might move out West Okanagan valley when I retire and rent out my house in Ontario.

The Penticton / Kelowna region certainly has exploded in growth this last decade.

They get a ton of snow near kelowna in the hills. My folks moved there 10-12 years ago from Alberta thinking they'd never have to shovel again. They bought a place on the edge of the snow belt and ended up buying a snow blower. Parts of the coca-cola highway and the connector towards Merrit require you to run winter tires or carry tire chains during the winter. I've never seen anyone out enforcing it but I assume if you crash and have all seasons you're screwed.
A ton of the houses around Kelowna aren't freehold(or whatever the term for actually owning it is) , they're on leased land owned by the local reserves. I wouldn't want to buy a house for $600,000 and have 10 years remaining on the 100 year lease, hoping it'll be renewed when it's done along with the extra expense. But I guess houses with hoa fees are common in some areas. Like lot fees in a trailer park lol.

That's good to know, thanks everyone.

I don't like the idea of owning the cottage, but not the land. +Maintenance fees seem fishy. Maybe in a big apartment building "condo" --ok it makes sense, and the fees are understandable; but with a townhouse, or a detached freehold house.. If you don't own the land, it's like they can pull the rug under your feet any time.

Around southern Ontario towns that are near Toronto and booming, it's small lots of crowded suburbs, with a big house and no yard.

I see the topic has kind of left the subject of tires but, I've got Kumho Solus TA11's on 2 of my cars an '02 Ford Escort and the '16 Versa. I can't speak to how they'll do during bad weather since I haven't driven on them in bad weather conditions but they do seem to be wearing really good. The ones on the Versa have about 16K miles and show very little wear but they are all season tires.

165/65r14 tires can be a challenge to find, but more choices have appeared in recent years.

A 165/65r14 Kumho Solus TA31 has appeared on the market recently.

Yeah, I forgot the odd size for the Mirage. My Versa wears size 185/65/15. The tread pattern on the TA31 and TA11's that I have look the same. I think it's just a different rubber compound. As I recall the TA31 is a 60K mile tire, the TA11 is a 75K mile tire.

I bought 14" Hankook winter tires earlier this afternoon over the phone. I'm getting them installed tomorrow at 3 PM. I'm on holidays this week, so I'm getting my things done.

Hopefully winter tires on my Mirage turns out to be a worthwhile upgrade. Around $650 installed. The guy said you order them today, he has the tires by tomorrow at noon.

I went with an independent shop that carries Michelin. Seem like nice people. I think the Hankooks are 175's size wise.

Having good tires during the winter months is always a good investment in my mind.

I like using local independent tire shops whenever possible.

$650 sounds like a lot of money for snow tires, but I also know Canadian prices can be quite different.

Most of snow tires are under $100/tire here. 165/65r14 Nokian Nordman 7 snow tires run about $80/tire (places like Walmart & Tires-easy.com). 165/65r14 Dunlop Winter Maxx WM02 seem to run about $90/tire (Tirerack.com). My local guys would probably mount/balance/install them for about $60 total.

The 165/65r14 Federal Himalaya Kattura Winter tire appeared on the scene this past fall, but they are harder to find now. If I needed snow tires, I may have given them a try. I've been happy with my Nokian snow tires (4th winter with them).

I hope you like your Hankook tires. You've been talking about doing this for quite some time. I think any decent snow tires will be an improvement over most all-season tires (especially well worn ones).
