I just built a Canadian Mirage ES, & it came out to $16,998 CAD ($12,550 USD). I don't believe Canada is as up front with final costs, but someone feel free to correct me on that.

FYI - Our base models may not be equipped the same.

I just built a US Mirage ES, & it came out to $18,110 USD ($24,528 CAD). The break down is below.
    $16,695 MSRP
    $155 Tonneau cover
    $165 Welcome package
    $1,095 Destination & Handling Fees

$16,695 MSRP becomes $18,110 window sticker price.

    $18,110 + $996 sales tax for my state/county = $19,106 USD = $25,877 CAD

Speaking for myself only - After looking at the math, I would buy used. I would be much happier with a low mileage 130 hp/6-speed manual Honda Fit for thousands of dollars less money. Today's Mirage would not make me happy due to its pricing.
I think you missed a few steps in the build and price calculator. The fees are there but they sure aren't up front about them.
MSRP is $16,998. Op has a white car so tack on an extra $450 because they charge more for colors up here.
I didn't add anything else, Msrp came to $17,448. Msrp doesn't inclue pdi and freight and tax and dealer fees, tire tax, ac tax
Click on the summary then payment calculator then there's a box marked "taxes and fees", check off the "include tax and fees" there's also boxes to check for loyalty and other discounts.
With taxes and fees(for Alberta) cash price is now $20,922!

Here's the cost breakdown if paying cash and Msrp:

    Price As Configured $16,998.00
    Options $450.00(white paint)
    EHC $2.18
    AMVIC $6.25
    Tire Recycling Fee $20.00
    Air Conditioning Tax $100.00
    Dealer Admin fee $599.00
    Freight & PDI $1,750.00
    Trade In -$0.00
    Total Selling Price $19,925.43
    Tax and Rebates

    Item Cost
    GST $996.27
    Rebates -$0.00
    Total Tax and Rebates $996.27
    Payment

    Item Cost
    Payment $20,921.70

If Financing, online Mitsu site offers 5.99% for 84 months which should work out to $306/month with zero down. So you'd be paying $4743 in interest bringing all in price to $25,664. Then this is where the dealer makes money by adding on their extras.

OP just paid $3200 for film and rust coating and bought winter tires for $850. I think that's the rip-off part but they can charge whatever they want, you could just say no.
